Fledgling Flats is a new street of 1-story modern starter homes. Each home was designed by a first-year student entering the Landgraab Academy of Design and the teachers assure us that these houses are very livable. The substantial savings on architecture fees have been passed on directly to you.

10 Fledgling Flats - "Crumple"

This eclectic house has 2 bedrooms and 2.5 baths on a 2x1 lot with all skills and some extras, such as: a computer, tv, and stereo. The low price of $19,194 ensures that you have some money left over to get you started. Fully-furnished for two. The 2nd bedroom with ensuite is left unfurnished, but there is plenty of room for a nursery, a bedroom with twin beds, or a hobby room. The foyer has double entry doors and there are also double doors into the master suite. Lighted inside and out. Tastefully decorated in muted tones, but there's plenty of time left to choose your color scheme before move-in day.

Surprisingly spacious for such a small lot. There's extra room in the living room when you decide to purchase that big-screen TV and game console, more space in the kitchen for additional cubboards, and extra space in the recreation area. The master ensuite has additional room for a sink and shower-tub upgrade. There is even room on the lot for a future 1-car driveway. This is a lot of home for your money.

Unfortunately, for this price we were unable to supply any landscaping, except for the newly planted lawn. The parkland behind each lot is for sale, which means that you can use the LotAdjuster to expand this lot at the back, if you require additional space.

I've attached two pictures for alternatives to the roof. The current roof can be easily changed to these two alternatives:

1) Remove the floor tiles in front of the walls on the second and third roof levels (2 and 4 tiles respectively).

2) Remove the flat wall (2 tiles) at the front on the lower roof level.

I love the multi-level roofs associated with ultra-modern homes. Unfortunately, this style of roof is prohibitively expensive, especially for a starter home: $70 per wall section, regardless of the wall height, plus the cost of wall coverings. A traditional roof for this lot would cost nothing, but this modern roof costs more than $10,000 when using the default walls, even though the house is tiny.

There are ways to reduce the costs by modding the walls.txt and build.package files in your game installation directory, but I didn't want to require people to make this kind of adjustment.

So, I came up with the idea of using alternate maxis-supplied walls for the roof. By using foundation walls for the roof, I shaved $7000 off the price and managed to get this lot into the "starter home" category.

There is a tradeoff: The roof cannot be deleted or modified using the traditional in-game wall tools. Instead, you need to use <ctrl> with the lattice deck tool to delete each level of the roof.

The testing phase is now complete. No one has reported any problems with this style of roof. Please let me know whether you run into any issues with this method of providing low-cost modern roofs.
